We're considering buying a house that will be built on a landlocked property that has a 50 ft section of private road as an easement on the neighbors property, basically a driveway. We've reviewed the easement and I didn't see anything in there about utilities, it was only for the road access, although I don't have a copy in front of me this moment to check for sure.
Obviously there must be some provision for utilities (like power) otherwise the house can't be built. I've asked the builder to provide me with what the utility easements are for the property but he hasn't gotten back to me yet.
My question is this - what do I need to ensure is in place for Comcast to install cable access? Are public utility easements enough or do I need something specific from the owners of the property specifying easements to install lines/utilities, being that cable internet is not actually classified as a utility like the power company/water lines?
FWIW, the only real utilities the place will have is electric, phone, and internet. Water is provided via well/septic, but they may someday bring city water to the location.
